The purchase or sale of a residence is usually the largest financial transaction of a person's life. If you choose to use the services of a real estate agent to sell your home, you will be required to enter into a listing agreement with the broker. Unlike the standard real estate sales contract, the listing agreement does not have a five-day attorney approval clause. Once the homeowner signs the listing agreement, that homeowner will be required to pay for the broker's services when the home sells and sometimes even when the home does not sell.

There are now several real estate services that advertise that they will help you to sell "by owner" without paying a real estate commission. However, these services should be seen as a marketing service for which you will pay the marketing fees whether or not your home sells during the marketing period.
